Moving into your new home can be stressful and we are here to make it as easy as possible! Below is a step-by-step process to help streamline your move-in day and make sure that you have everything done and ready to go prior to your move-in date.
Please note, keys cannot be dispersed to you until all of the following are completed. In addition to following the below steps, we highly recommend reviewing all of the documents that have been uploaded to your TurboTenant Portal.

If you have a Lease Guarantor or otherwise known as a cosigner, then their paperwork must be submitted prior to move-in day. If this applies to your lease please reference the "Lease Documents" section of your Tenant Portal and ensure that the paperwork is present.
Make sure all security deposits have been paid in full. This includes both Rental Security Deposit and Pet Deposit if applicable. You can check and see if this has been paid via your TurboTenant Portal 24/7 by clicking the link below and logging in.
Your first month’s rent will be due in full no later than your move-in date. If you do not move in on the 1st of the month, then you will owe a prorated amount of a full month’s rent. Please note that if you have roommates, the entire rent is due, not just a portion. Whether you move in on the commencement date or not, the first month’s rent/prorated rent is due, so please make sure to get this paid to avoid late fees! All tenants are required to put the utilities of the property in their own name effective on the commencement date found on their lease agreement. Good news is that most utility companies allow this to be scheduled in advance saving you that last minute rush and allowing you to focus on the actual move. Once this has been completed, we ask that you please screenshot or save the webpages as PDFs and email over to us by using the link below!
Some properties that are leased reside within a Homeowners Association. It is important to make sure that you and all occupants clearly read and understand all CC&R's prior to moving in. Failing to do this critical step could result in unnecessary fines that are passed on to you. You can find these rules and regulations in the "My Documents" tab of your TurboTenant Online Portal".
Down the line you may occasionally find some minor maintenance issues with the property. At Boeddeker Holdings, we are always on stand-by to receive your requests. Before making a request, please make sure that it is not something that is considered a tenant responsibility such as clogged drains, light bulb replacements, battery replacements, or dirty air filters. You can call us directly for emergencies at (619) 822-6335, or submit the request directly online at the link below. By submitting the request online you can chat directly with us, get real-time updates, and submit pictures/videos of the request.
The "Inventory and Condition Form" is your way to protect yourself from previous damages to the property, if any, that could have occurred from past tenant negligence. Although we do a complete "Make-Ready" on the property prior to your move-in, sometimes, minor things are missed. Please note your findings on the form and email over to boeddekerholdings@gmail.com within the designated time frame noted in your lease. To find this form, log onto your TurboTenant Online Portal and click on "My Documents".
All keys for all properties are stored in a lock box on the side of the house. Once all requirements on the Move In Checklist have been completed, the code to access the box will be provided via the tenant portal. Guarantors as well as tenants will be given access to this box during their tenancy. If additional keys are requested, we are happy to cut and ship you a key copy for $10 / key or you are welcome to do it yourself at a nearby servicer.
